La Dogana is a large (300 square metres) Florentine style building that was the customs house (until 1870) on the Tuscan side of the border with Umbria.

The house is situated close to the road running from Morra in Umbria to Castiglion Fiorentino in Tuscany where there is the mainline train station. The house is situated amidst 12,000 square metres of its own garden and light woodland. It borders a fast running trout stream, ideal for paddling, stone skimming and shade in the hot summer months. There is a mixed fruit orchard and a large field with convenient irrigation from the nearby stream.

Accommodation comprises:-

1. Ground floor. Entrance to hall to studio with bathroom attached and another bedroom with large French windows overlooking the garden. Attached to this room is an ancient prison.

2. First floor. Formal dining room with open fireplace, large fully equiped stainless steel designer kitchen, sitting room with large open fireplace and digital satellite connection. Next door to the sitting room is a large computer room/study. At this level there is a very large open 'garden room' that could be glazed and form a wonderful studio/workroom/library.

3. 2nd floor. Four double bedrooms and a shower room.

4. Roof area. Stairway with skylight for planned observatory.

5. Garden. Utility shed that presently houses the 'on demand' hot water and central heating system.

There are terracotta and marble floors in many rooms whilst others are teak or oak. There are oak and chestnut beamed and terracotta tiled ceilings throughout. The roof has been completely overhauled. There is water from an abundant well, 6kW of mains electricity (potentially 10kW 3 phase), telephone and ISDN line. There is GPL gas fired central heating throughout the house.

La Dogana is a house of some historical significance. It was once the customs house for the Grand Duchy of Toscana on the border with the Papal State of Umbria. It's rusticated lower walls are made from pietra serena and it sports its own prison for ancient miscreants.
