Located in, and forming a substantial portion of the ancient fortified borgo of Migianella dei Marchesi, this property is a stunning, detached casa canonica. Structurally in good condition, it does, nonetheless, require total restoration. More importantly, it begs and deserves sympathetic restoration. The borgo itself is situated in a fantastic position with beautiful views over rolling countryside.

The house has 3 floors and is constructed of stone with brick infill under a pantiled roof in the traditional manner. What sets it apart from most other properties (in addition to its magical setting) is the wide entrance hallway off which are three large rooms, one with the original bread-oven in place, and which leads on to the spacious stone staircase that gives access to the first and top floors. There is a brick in the hall way with the date 1726 carved into it suggesting the when this section of the house was built. However, under the plaster of one of the walls one can see the outline of an arch, typical of style of the C14th and C15th. Even more ancient though is the castle wall that forms the boundary of the garden; this can trace its history back to the C12th. Throughout the house there are many original beams and the old terracotta floors. In total, there are 12 rooms giving an approximate 300 square metres of potential living space. The garden, which at the moment is rather neglected, boasts many fruit trees, some olives and vines - everything a priest would need! The grounds extend to some 1500 square metres (just over one third of an acre).

Electricity is connected, well water (although a further private well could be dug).
Access to the house is good. The market town of Umbertide is approximately 15 minutes away by car. Perugia and Assisi can be reached in 40 minutes, Rome, Florence and Bologna in a couple of hours.
