Quarata di Sopra, Niccone Valley
Umbertide (PG)
Thoughtfully restored a few years ago, Quarata di Sopra is a luxurious family house offering stunning views and private living (450 sq mts). Situated in the Niccone Valley, we believe the property was once a convent dating from 16thC, and like most of the properties in these hills has been extended over the centuries. The present layout is wonderfully quirky, but at the same time easy to live in. There are 2 separate buildings that have been imaginatively joined by a glazed bridge at first floor level allowing for flexible living, as the smaller building can be ‘closed off’ when not in use. Externally, the property is unpretentious but once inside its true colours are evident.
The larger of the 2 buildings is arranged mainly on 2 floors, but one section has 3 levels. Accommodation in this section gives 3 double bedrooms, one with a bathroom, the other 2 with shower rooms ensuite, large kitchen/diner, entrance hall that is also used as formal dining room when necessary and 3 substantial sitting rooms, one of which is used as an office, and the other 2 are used as one where sport is on the TV and the other where sport is not on the TV! There is a lavatory on the ground floor. In addition there is plenty of storage space for books, clothes, linen & food along with a boot room and a laundry room where the boiler system is housed.
The smaller building with internal access across the glazed bridge (and of course direct external access on the ground floor) is constructed on 3 levels. On the ground floor, there is a suite comprising large bedroom, small kitchen/diner and a shower room. The middle floor (where the bridge access arrives) is currently used a games room with a pool table from where steps lead to a large bathroom suite with shower, tub, separate WC and storage room. On the top floor, there is another massive bedroom.
The ground floor of the main house benefits from under-floor heating, whilst the bedrooms and the upper-floor living room have individually controlled radiators. Both living rooms also have traditional fireplaces in which wood burning stoves have been installed. Heating in the smaller building is by way of individual gas heaters which offer instant heat to the area.
There are 10 kws of electricity, spring and abundant well water (with up to 80 cubic metres of water storage), telephone, satellite TV and Wi-Fi internet connection.
Externally, there is a large double garage and a small ‘bunker’ used to store garden furniture and pool equipment.
The property is surrounded by land amounting to approximately 1.5 hectares which includes a well-tended, irrigated garden, woodland, fruit trees and some ancient olive trees, sufficient to produce an annual domestic supply of oil. There is a 12 x 6 metre swimming pool. There is also a choice of 3 external terraces where one can enjoy un-crowded outside living. A further 2.5 hectares of woodland is available if required.
Although the property is secluded and quiet you are only 5 mins drive to the village where there are two grocers shops and a bar, 15 mins takes you to Umbertide where there are all amenities. There are a choice of wonderful restaurants within a 15 minute drive. Lake Trasimeno is 30 mins away. Perugia airport is 35 mins away.
