This beautiful property is ideally situated just 6 kms from the E45 superstrada off the main road from Gubbio and just one hour from Ancona airport. It is licensed to offer bed and breakfast and is ready to move into and operate. The property is in a peaceful position and has wonderful views over the Umbrian countryside.

The house has been restored to a high standard and the garden around has a pool (5.5 x 10 mts) a children’s play area, a small lake and plenty of parking.

Accommodation comprises, main entrance and lobby to 60 square metre lounge and dining area divided with brick arch to form lounge area with fireplace and dining room. There is a WC/shower/basin off this large room. Well equipped kitchen with wonderful views, laundry/ironing room and another shower/cloak room and access out to the garden (the back door). The garden is surrounded by 20 hectares of land on which there are approximately 1,300 olives, newly planted woodland and abandoned pasture. The olive groves are irrigated and produce an annual average of 5,200Kg of oil (a value of around Lit 78million). There are two lakes on the land, one is well stocked with carp for fishing and it is also used for irrigation of the land. The remainder of the land has been planted with oak, cherry, walnut, lime ash and acacia. There is also an artificial truffle wood.

There are 15 kw of mains electricity, gas central heating, telephone. There is well water, but it is not sufficiently potable to pass the strict regulations for an agriturismo, therefore water is bought by Gubbio Comune who fill the 9 cubic mts storage tank on the property. However, there is an abundance of good water on the land and the present owners recommend that a new well should be drilled.
